I would not buy an Industrial building without an environmental study. I have to deal with this on every project I do. Phase I and Phase II. Since there is no bank perhaps one isn't needed but isn't that taking an unnecessary risk?



Of course there's no environmental study necessary. It's not "perhaps." The bank requests the study when there's a security interest. No mortgage means no need for an environmental study, but you can bet Lugee had plenty of engineers and architects looking at this property before he bought it.

Good grief, the guy is spending 8 mill on a building to put down roots and no one (well, just "one" - isn't there always "one"?) thinks he hasn't been looking for a building since March of last year??? Lugee knew this stock deal was getting done, it's why he had Fleming draft the extension. Plus, the extension was until December and he closed it out in October. Then he announces they are moving into new HQ, he announces it in a month - AFTER all engineering studies were done - and now he's good to go, but I guess Lugee never thought of that contingency and how dumb he'd look if the deal didn't go through.

Where does this garbage come from? Ridiculous.
