$300 per room X 10 rooms = $3000 per day.

$3000 X 365 = 1,095,000

If it is occupied 75% then

1,095,000 x .75 = 821,250

You can deduct expenses after that and you get number closer to what I think is reasonable. Also keep in mind they are selling rooms > $300 per day so this is reasonable conservative estimate.
