Why state the obvious? No one ever said this was an open pit mine. They say on the website

We currently estimate that our cost of mining will be approximately $500-600 per ounce, though the cost could be higher, depending on the average grade of gold per yard mined and milled.



Prolly everything you mentioned is priced in I would think.
