You forgot to add in the cost of the excavation for the liner, the liner itself, labor, equipment costs, footers for the clearspan, etc. A liner that size and complexity will take 1-2 months to build, and yes I have.

A new clearspan is $500,000+, hope you find a used one the right size somewhere, I couldn't.
