No, by "realtor" - I would never buy real estate without a realtor - I am a believer! I have 2 friends who decided to sell on their own and got royally screwed, did not know what they were doing until too late. I could at least have given some sage advice. By getting a good realtor on your side, you can get the best properties at the best price - and THEY handle the nightmares of dealing with sellers. And, having been that sort of realtor at one time, I do know the value.

Forget realtor, I mean leasing out the properties for cash flow. You're thinking about the E Quadrant here: Employee. And employees pay the most in taxes, bud. Get into the I Quandrant: Investor...a LLC. They pay the least in taxes.
