I am assuming this is the same location where the sign has been hanging on the fence for about a year now.
For info only: here in my town there is an old Unocal station whih I worked at back in the 80's that has been fenced in for 21 years now. The reason; and I add it is in a high traffic area, is because the cost to clean up the site is more then anyone can recover.
Lets say the actually submitted plans to the building department.
Plan check an corrections can take months. Once the permit is in hand construction can start; oh wait, the building department may (and they always do) require an EPA study. Oh s**t hope you thought about this and planned accordingly DM.
The EPA study can take months and always has the worst news especially when there is an existing facility. The EPA will find cause to require remediation and cleanup of site before construction can begin. The cost for this can be, as stated above, astronomical. Dilution alone cannot cover this cost. Lets say we get the monies, oh ya, that another couple of months to raise funds even years. Ok, you start the cleanup process, more months added to the time frame. Now before you can start filling in the site another inspection and study must be done by the EPA to insure you have met all thier demands. Lets stay positive and figure allis well at this point. Now you can backfill the site with new soils, petromat, compaction and on and on.
Okay, now we can actually start building the new facility. ore months.
Now lets keep this post short your a year and half at least before you can open the doors. So that long before revenue starts roling in; and a whole lot longrbefore you realize profits.
For those out there who say ya but we are just retrofitting the existing location to EVFN's standards. Well thats positve thought but that does not relieve you of all the steps above.
This is from actuall experience. I am and have been a General Contractor for over 20 years andbuilt plenty of these facilities.
