Sam you did a nice job with your forecast and I think I might have seen us up something like that as well by year end, I don't know if would have forecasted rates climbing like that but I did feel we might see some increase by now myself. Now as the year is half over I have swung over to the view that we are in the throes of a secular bear market and it will be a good while before we see the end of it. I do think there will be bullish periods in it and one may be not too far off if we make a bottom more like last fall where a good amount of fear is present.
Just some thoughts stimulated by your post, hope you had a great weekend Sam.
