Maguire Properties Inc. (MPG, $1.65, +$0.28, +20.44%) posted a widened first-quarter loss amid a property write-down and an unrealized loss on a forward-starting interest-rate swap. Shares rose as the real estate investment trust's funds from operations came in as expected, and Maguire said it is trying to sell two properties connected with some $259 million in debt it has coming due this year.
