I agree with you that this is longer term than most expect. However, it is interesting to speculate about where WILL the money come from. A broker friend of mine sold all his properties pretty close to the top around a year ago. Lately he has been making a killing shorting the market. Can't wait to see when he starts picking up properties again. What will the savy folks on ihub do with all the money they are going to bank over the next few years? Somebody, somewhere, will always be making money.

One thing I hope people learn from this is the importance of paying off their homes. We have never pulled equity out of our home. It's "value" is down about 12% and we still have a huge equity gain. With a few more trdy's I'll pay this sucker off! Now that's the American dream!
