Agreed. However thousands of deals fall through too. Its likely that the buyer had inside info about something that may happen. And it may have looked good enough to warrant a big purchase. But remember that if the deal is about to fall through, that buyer will likely know before you and I, and may be able to sell into either a speculative frenzied runnup or a controlled dump and will not likely be holding much of a bag, like you and me.
