Hopefully the crash has bottomed out. We've been here before. Best to not get too giddy when this is up because the inevitable crash comes. If this stops in the 7s and we start back up, I consider that a plus. We' get to 10 sometimes this month, maybe higher. But I have 15 months on my plan to make a decision on to stay or take my marbles elsewhere.
