Technically it's a train wreck. Below $10 I'll look at it again. As it was last time, MAC would be a trade for me. It doesn't have the scale of an SPG or the ability to quickly turn tired old big box stores into new venues and since I last owned it they've diluted shares by over 40%. I'd probably still like them at $7.50 as it seems like the worst is behind them and the valuation is good.
