from 92 to 2010 i lived in an area exactly as you described, only difference was that right out the back door just 10 feet away i had the great egg harbor river. my land lord liked me, the rent was very cheap and i couldnt move from that place as i never would. until that day....and i tried to buy it from him as well. best place i ever lived so far in my life.
