MI not sure why you feel need to reinvest but I’m kinda the same. I’m in 42d year of law practice have done small real estate on the side. I have earned/created more wealth in 10 years of very very part time relatively small investment in real estate than working professional spouse and I have saved and earned thru diligent investment over those 42. Leverage + 1031 + tax advantages are a pretty powerful combo IMO. Honestly most of the funds I have in NWBO are from the sale of one property. Anyway it’s a nice break and something different with which to be occupied

Also very quick tout - I think with COVID and remote work and income disparity favoring relatively high income folks we’re in the first year of a 10+ year boom in high quality desirable residential properties. IMO
