Good morning ALL! Nice to see all working together to get as much information for each other about our company. We are in this together. I have a great deal of construction experience (little over 30 years). The company stated in their PR that initial analysis of the property could yield 300-400 homesite. I personally think that is high but I do not have a plot of survey on the property. I will work off of 200 homesites. The property value alone in this area conservatively will yield $20,000 per lot. This is based on information provided by eelfland and in my opinion is very conservative. That is $4,000,000 for the LAND without any construction. They are buying this for approx. $500,000 total and that includes the Country Club and the buildings on the property! HELLO! Now these are conservative numbers but I prefer to look at it that way. They do have development costs but there are already homes in the immediate area.

Now with what eelfland has reported the area is getting many new and sizeable homes. Think those people might want to be members of a County Club! I think yes so now you have membership fees as well as members spending money in the bar and restaurant. This is before any regular fee golfer uses the course.

My understanding is the present members own the club. They are getting very old and just have no interest in keeping the club up. That is why we are getting this for a steal! Let's say worst case scenario the country club isn't making money. Close it and develop the property for houses!!!! The golf course takes up at least 60% of the available land.
