I was a launch officer for Titan II ICBMs when I was younger. I know the condition of these sites today around Tucson, AZ after they were decommissioned in 1987. That's 33 years and the sites (those you can even get into) are an absolute mess. Mold, snakes, rust, flooding, you name it. And Tucson's climate is much more arid than Washington state's.

The old Titan I sites were only operational for 3 years, from 1959 - 1962. That amounts to 58 years rusting in the ground.

I do know what those sites are and no one in their right mind would use one for a commercial lab.
