Commercial tenants are considered "precious" by commercial building owners during the current environment. The sad part is inevitable; if they wait about a month or 2 while more tenant spaces become vacant, they can get a lease at reduced rates.

This would allow them proof of concept at a location that provides optimal access to their initial target market. Part of their tenant improvements they can negotiate would be leasor paid. They can have a newer building and install 24hr looping security feed, hell, even a nest security system. Also a fire sprinkler.
