I more or less agree with you except wrt to Sawston. If they can sell the property for a decent price, why would they want to sell more shares at any price they can get in the near term vs selling the property? The land has already appreciated. Is Brexit expected to bring a boom to UK real estate? I wouldn't think so.

They have no reason imo for seeing the real estate investment as being a better deal than their own shares over any time horizon. My guess is that they believe in the value of direct and hence in the longer-term value of the shares to increase multifold over any short term gain even if the ph 3 results are really good and the market reacts really well to that. Certainly, if the shares are selling for $1 or less, I expect them to value the shares over the real estate going forward, hence they should sell the property ahead of selling more shares. Though they will need lots of cash until they can sell Dc-vax at a profit so they will still need to sell shares. I'm just hoping that they will be selling shares for a significant premium over what they can for them now. I'm sure all longs agree that is likely in all scenarios except for the ph 3 data sucking.
