Lmfao I'm in commercial construction Management and u are exactly correct on obtaining permits etc. Basically a year out from building....unless you juice certain people in certain positions....plus obtaining funding to start contracts and mobilize sub trades. 1 year after plans is generally spot on. There are exceptions but this is a typical time frame. Construction of a building is a lengthy process....time and $$$
