It’s all subject to gaining planning permission. If NWBO achieve planning consent for residential then a valuation of £1m per acre is quite reasonable. If they don’t because of severe flood risk or local objections then it’s worth considerably less.

Flooding is quite common in this area as it’s part of the “fens” however drainage and water attenuation systems alongside flood defences are also common in this area so it’s a reasonable assumption that it could get planning. At the end of the day it all comes down to the government planners.....and a professional team of land agents managing the application on behalf of NWBO.
