WHY I RESERVED 4 CIELO MAR LOTS

Below is why I chose to RESERVE 4 CIELO MAR LOTS and the plan for them.

1) Deposits cheap just $1k-$2k

2) Deposits REFUNDABLE

3) NO restriction on resale

The first buyers here should be shareholders or people with a connection to the company.

In return for putting up with early company growing pains we get a big price discount and strengthen the company which in turn raises the value of our shares. We are best equipped to be first buyers, and the returns seem attractive.

For 4 LOTS the only $$ I need to come up with is $$ for LOT acquisitions and buildout of an oceanfront lot. The revenue from that house will fund build #2 which is on a golf lot -rinse repeat:

$100K oceanfront lot purchase
$200k 2k sqft buildout
$50k golf lot purchase
$80K 2 general lot purchases
$430K CASH ALL IN

All 2000 sqft houses would be good sized houses

PROGREEN rents/manages my oceanfront house for $5K/mo daily/weekly whatever, but ultimately get $5K/mo - I could build the golf lot house after collecting 3.5 yrs rent. ($210K)

After that build I'd rent it for $4K/mo and have $9K/mo go towards buildout of general lot #1 in 2 yrs ($216K)

Now I'd rent that for $3K/mo and have $12K/mo go towards buildout of general lot #2 after collecting 1.5 years rent. ($216K)

At that point I'd have $15K/mo and get to live off it or put it towards a new lot.

Add an extra year in between each for construction and the whole process takes

1 year to build oceanfront house
3.5 years to rent it out
1 year to build golf house
2 years to rent it out
1 year to build general lot 1
1.5 years to rent it out
1 year to build general lot 2
11 years total

Everything goes great it's all done in 11 years and the 4 houses will collectively be worth over $2M which is basically a 5X return and pays a dividend through rents of $15k/mo minus expenses. Call it $12K/mo

$12K/mo on a $430K out of pocket cash investment is itself a 33% annual return.

That's why I reserved 4 Lots.

Anyone considering purchasing lots can see the potential here even if their numbers/methods aren't exactly like mine.

BTW I think my rental numbers are low if this place turns out to be what I think it will.
