Just the retail sales from all the foot traffic in the area could really boost numbers for the new location, along with all the other added amenities, like a full/catering size kitchen, outdoor seating, Snakes On The Go event planning, 2 bars, etc...

Its near the busiest intersection in Canada, within the 4th largest city in North America..
