Got them all. The way I translate the Cornell deal is a polite way of saying: "Go to to hell Cornell." Of course Jay won't say it, but I bet it's what he thinks, and it's planning for. A golden rule of doing business is "not to burn any bridges after you passed them," and Jay knows it.
I predict some nice surprises are awaiting those that are buying at these price. This is, of course, JIMHO.
