I own 28 acres

I got an offer in the mail to rent my land for $1,000 / acre / year for 20 years with an option to renew. Small signing fee / bonus.

They want to build a solar farm!

My first thought is they should do it over a parking lot Instead of taking down 28 acres of trees.

My second thought is there was no mention of taxes or an escalation clause.

My third thought is that they could pay me $280,000 for the land, I could invest it in Reits and it would only cist them $14,000 in interest at 5% plus some principle and in 20 years they would own the place.

My fourth thought was how can I find out what a fair and reasonable lease rate would be. Obviously I just received a first offer but it feels like they hold all the knowledge cards.

I have been living on this land in a 12 x 16 ft cabin 25 years, wood heated, outhouse, OFF GRID SOLAR for 23 years.

I find it interesting, degree in architecture, work in finance ( I do income taxes), off grid solar for 23 years.
