After seeing the huge estimates of rebuilding NO, the proximity of Pebbles to NO it is hard to not get excited at this little "potential" gem. I think that anyone who has custom built a house, a boat or restored an antique automobile knows the value of "estimates". After the estimate has doubled or tripled and you are still not finished........
When financials are made public this board should really heat up.
Speculation is nice but we need some meat.

off subject.... I do some diving in the San Juans and in Puget Sound. The water is cool but not really that big of a problem concerning hypothermia. The biggest problem is the currents with incoming and outgoing tides around the islands and the murky waters. Every summer divers disappear and many are not found. It is not unusual at all to be diving, lose your buddy and not find him until surfacing. Drift diving is popular as you just ride the current and try to stay together.
