AHHhhhh,,mutual-work-background,,,,and my "tenant/landlord" perspective is very similar…

in INCC's case, being the "tenant"……you want the freebies….., BUT…... to get the FREEBIES ( legit business dealings ) YOU NEED TO HAVE the "goods" a normal credit record and a level of OPERATIONAL history for a landlord to offer "tenant" friendly terms……

I SEE VERY LITTLE IN INCC'S FAVOR TO MOTIVATE A REAL…..REAL landlord to offer freebies that are bona-fide advantages to the tenant………SO……I don't like how INCC broadcasts all the freebies they got, because they don't have the "goods" ……AND……combine that with the Talari history, and the deal gets NOWHERE…………which is why the PPS didn't budge at all

why ANYONE thinks that doing a deal with a crappy dealmaker should make one CLEAN….is beyond me………the terms of the deal don't wash away the SEWAGE level standards of the deal offerer

I totally agree with the way lease deals get arranged, I played tenant and developer rep for many years, only to realize that every deal is a CARD P{LAYING game that has certains "ODDS" of success…………that said, this is a PUBLIC company that would rather publicize ALL ITS plans and NEVER does HARDLY one of them………thats a FACT

and if we say FORGET that Gro Pro was a "set back" and Mehos property in Salida was "set back" and the 2 TIER 3 deals in Nov were "set back" AND THEY HAVE NO EVIDENCE to support they are even happening………………

THOSE ARENT SETBACKS, those are RED FLAG LIES, that TAINT the rest of the business deals here

I WONT FORGET a LIE, I will forgive a setback……………..

when NOTHING COMES of a "sure" thing, and acquisition announcement and stock exchange deal like Gro Pro………thats a LIE if NOTHING can be shown,,,,,5 months later……..was accomplished

THATS WHAT WE HAVE here………THATS A FACT………whether its still in the works is another OPINION………BUT THE FACT is that we have NOTHING with respect to Gro Pro

as a real estate guy……….the REAL question is DO YOU BELIEVE THE LEASE???

*inexperienced lessee----INCC ( so what they say they have an experienced grower,,,if so NAME HIM

*rural two lane low quality area for human resources, high cost of goods…….why there, isn't Salida happening……no answer FROM the INCC we trust

*landlord has sketchy history

*INCC supposedly has Gro Pro and the "grower" was out shopping for grow plot supplies….WHY

*licensing…..shouldnt we be doing this with an already licensed grower???…….do we know?????

* great post VERIFIED that a buyer could BUY an acre per month for the same lease deal, so why not write a land contract with 6 months free rent and an out clause if no biz…..no difference, EXCEPT that if I was representing the "tenant", thats the way I would do it, and there are THOUSANDS of Colorado landlords waiting to do deals……especially if you've DRIVEN that valley corridor, which I have for years

*if I'm offered a year of free rent in Death Valley, I WONT DO THE DEAL……..wrong place…….doesnt this deal seem like a deal hatched out of major desperation, IF YOU REALLY Look at the logistics, the geography, the history……….NOT JUST THE LEASE……..why do you think that is DIVULGED, but we NEVER got to see the $3M "agreement" that was secret….we could've seen the agreement without the names right????? dated and signed for future tracking, with terms that PROVE something will happen
