Perhaps someone with access to and knowledge
of the operation, and who has a serious conflict
with PT and Mexus, has contaminated the operation?
When the math does not add up, it can mean unseen factors involved. I'm not a conspiracy theorist and not saying this is a strong possibility. I am looking at the equation though, which includes a contentious legal history to some of the mining claims and the jurisdiction/country of Mexico.

I sincerely consider your posts "must-reads", and IMHO you are one of the most reasonable and experienced on this BB. I do understand your thoughts on Don, but I disagree with the implication that he should change his postings (as much as I might like that too). A key to Don's competitive edge is his authenticity, his ability to be himself and see things for himself. It is part and parcel of who he is. To change that would upset the order of things. I say that even while acknowledging that the goal here is to make money.
People are people. Don is Don, thankfully. He is gifted in this area where we tread. He is also a storyteller and educator. All part of the journey.

Greg Brady along with his younger brother Peter (not the youngest one Bobby)says that this is a sweet spot for PM's and for Mexus.
There is risk with any investment, but Mexus is a wonderful place to be right now. What makes me feel good is that Alice (Ann B. Davis) agrees. Go Mexus! See you at the shareholders meeting.
Very, very well said Amadeus. You have hit the core of why I added another 150,000 shares today to what already is my largest holding. Each of us has their strength. We have boots on the ground mining experts here, charting experts here, and I have proven to be an expert at picking "horses", i.e. I know when great people are about to do great things. I happen to love commodities and PM's in particular, but it is the expertise of the people that I am riding with here. That was and remains my attraction to Mexus.
Note: expertise in SEC filings has zero correlation to picking winners.

The bottom of the interest rate cycle is now, this summer. They will slowly rise from here for a variety of reasons. It is no big deal for precious metals. They will rise as the inflation ticks upward. You are well positioned with metals. Stay where you are and do not be distracted by all the noise.

to dismiss what is seen as rehashing of past issues,
but explorers/start ups, by definition, are very fluid
situations. It takes special, steely patience to stand
right into the blowing winds and deal with them time and again.

This document shows a restriction not to use, lease or sell (USO, RENTA O VENTA) two specific Titles of Concession (those two long number sequences) issued to C. Mario Oscar Baltazar Ortega.
There is no mention of water in the text. But it appears the stamp and possibly the letterhead is from a Water Administration.
It is signed by an attorney that cites a local (Caborca) judge (Juez) who supposedly issued the restriciton. It also mentions an attachment supposedly detailing the restriction on use, lease or sale.
Summary: IF this document is legit (appears to be standard legal style document/writing, but could still be bogus), it appears there is some sort of restriction on two identified areas related to Mario Oscar Baltazar Ortega. But this is one page of a multi-page document written by an attorney citing a judge and a restriction. It is not an actual copy of such a restriction. I suggest those with direct connections to PT make a call for clarification and then post clear information here.

My 2 grams...Jim seemed pompous in his posts on MXSG. Because he failed at something or doesn't understand it (OTC & gold) he dismisses it as irrelevant, at best, in order to support his personal sense of superiority rather than face his shortcomings. Seems like the approach on the property is geared towards quickest and most effective path. This negates lengthy preliminary planning process that would produce a detailed projected timeline that you request. And of course, that detailed timeline would be subject to change, if not fairly obsolete, once actual work was begun, which it already has. I think the ability to have highly accurate, controlled timeline forecasting is suspect at this time, and that is normal. I do see, though, that Don's last post has provided some insight into timeline possibilities.
