This board is for fundamental and technical discussion about SJW Corp., SJW. SJW Corp., a holding company, operates primarily through four subsidiaries: San Jose Water Company, SJW Land Company, SJWTX Water, Inc. and Crystal Choice Water Service LLC. The company also owns apx. 6% of California Water Service Group's outstanding shares as of Dec. 31, 2005. Wholly-owned San Jose Water Company is a public utility in the business of providing water service to a population of approximately one million people in an area comprising about 138 square miles in the metropolitan San Jose area, consisting of the production, purchase, storage, purification, distribution and retail sale of water. San Jose Water provides water service to customers in portions of the cities of Cupertino and San Jose and in the cities of Campbell, Monte Sereno, Saratoga and the Town of Los Gatos, and adjacent unincorporated territory, all in the County of Santa Clara, CA. San Jose Water also provides non-regulated water related services under agreements with municipalities. This subsidiary's water supply consists of groundwater from wells, surface water from watershed run-off and diversion, and imported water purchased from the Santa Clara Valley Water District (SCVWD) under the terms of a contract expiring in 2051. Purchased water provides apx. 40% to 45% of annual production. Surface supply, which during a year of normal rainfall satisfies about 6% to 8% of San Jose Water's annual needs, provides apx. 1% of its water supply in a dry year and apx. 14% in a dry year. San Jose Water pumps the remaining 40%-50% of its water supply from the underground basin and pays a pump tax to the SCVWD. SJW Land Company, another wholly-owned subsidiary, owns and operates parking facilities and the HP Pavilion in San Jose, CA. SJW Land also owns commercial buildings and other undeveloped land primarily in the San Jose Metropolitan area, some properties in the states of Florida, Connecticut and Texas, and a 70% limited partnership interest in 444 West Santa Clara Street, L.P. SJW Land owns about eight acres of property adjacent to San Jose Water's headquarters, apx. 28 acres of property in the states of Florida and Connecticut and two acres in Texas. Crystal Choice Water Service LLC, a 75% majority-owned limited liability subsidiary, engages in the sale and rental of water conditioning and purification equipment. SJWTX Water, Inc. was formed in September 2005 to purchase the assets of Canyon Lake Water Supply Corp. (CLWSC), a Texas nonprofit water supply company. Regulatory approval of the acquisition was expected by mid-2006.
