Intelligent Living is actively evaluating opportunities for multi-unit residential development on residential zoned single lots within those greater Vancouver communities where zoning bylaws have been amended to encourage eco-density development. The Company plans to undertake its first multi-strata development in 2012. ILVC
ILVC This initiative has opened the door for development that includes Laneway Housing (Laneway houses – also known as carriage houses – are detached dwellings located in the typical garage area of a single-family lot, facing the laneway and maintaining backyard open space), secondary and basement suites. Homeowners may add a laneway house while retaining the existing main house, or a laneway house may be built alongside a new main house. A laneway house can be the third dwelling unit on a site, in addition to the main house and a secondary suite.

About the Leadership
Michael F. Holloran -- CEO - Mr. Holloran brings to Elgrande a wealth of senior management experience spanning 34 years, including 22 years with the Beak International Group spearheading strategic corporate expansion. Early in his consulting engineering career he specialized in computer modeling of physical processes and has provided systems engineering expert testimony on behalf of Proctor and Gamble, George Weston Ltd., Abitibi Consolidated, and Canfor Corp. He has held outside directorships, advisory board positions and committee memberships with several prominent North American institutions. He has a Masters degree in Chemical Engineering from McMaster University, a Bachelor of Science (Honors) degree in Applied Mathematics and Physical Chemistry from the University of Waterloo, a Management Studies diploma from Sheridan College and a certificate in Culinary Arts from George Brown College Toronto. He has also attended the Summer Institute in Advanced Systems Engineering at Manhattan College NY.
Murat Erbatur -- COO - developed Intelligent Living home automation as an extension to MCM Integrated Technology Ltd., a company he founded in 1994 to supply IT equipment and custom IT solutions to commercial clients. A professional engineer and an early adopter himself, he determined that the timing was right for a significant increase in home automation and was ideally positioned to extend the existing IT business into the home automation sector. This initiative rapidly led to condominium, town home and single unit home projects in Vancouver BC, the recreational/retirement area in south central BC and Phoenix AZ. Murat F. Erbatur joined the Board of Elgrande in February 2004 and assumed the role of Chief Operating Officer in January 2007. Mr. Erbatur has spent most of his 34-year professional career in computers and their applications in technical and business environments. His career includes 11 years with Swan Wooster Engineering, three years as VP of Engineering Software Development Corp, two years as Director of Marketing with REBIS Industrial Work Group Software and six years with Simons International as Manager, Computer Applications. Mr. Erbatur received a B.Sc. degree in Civil Engineering from Robert College (Istanbul, Turkey) in 1972 and a Masters degree in Engineering from University of British Columbia in 1973.

ILVC Some examples of Intelligent Lighting:
With the touch of a single button on the touch pad, your TV or plasma display and all home theater equipment is turned on, set to appropriate settings, and the lights are dimmed to a low level perfect for watching a movie.
You come home and as soon as you open the main door, the hallway light comes on at partial dim, and since you usually go to the kitchen first to drop the groceries, the kitchen light comes on as well. Your favorite music starts to permeate through the lower level on if it is before, say 10 pm.
The motion sensor in the hallway senses your presence and turns the lights on for the hallway and the stairs. The sensor upstairs picks up and turns the lights on for the master bedroom. After a specified period of time, and if there is no more motion downstairs, the hallway lights go off by themselves. Essentially, you can move through your home without touching a single switch.
It is time to go to bed…single touch on a pad turns all the lights off. No more going downstairs to turn the kitchen light off because you forgot to do so.
The alarm goes off in the middle of the night because the smoke detector has triggered the alarm…all lights turn on automatically.
The list goes on…
Just imagine, you come home, turn the security off, and the system senses that and starts to play your favorite music. It is possible and affordable with the right integrated system. Or, you leave the house and set the alarm, the system then shuts down all the music to conserve energy or plays music in a random fashion when it set to vacation mode to give the impression of occupancy for added security. ILVC REMORE ACCESS & CONTROL
Almost all of the automation projects we have been involved in incorporate some level of remote accessibility and control capability. Most of the systems are web based and provide home owners and other users the ability to access information on the current state of the system, whether it is a light left on or the temperature setting of HVAC system.
Some systems can even be controlled by a regular phone. For example, you can call your home, enter your private PIN code and turn off the alarm system and open the garage door so the courier can drop the package you have been waiting for in the garage while verifying the process over a video camera on your computer.
Or, you can change the thermostat remotely few hours before you arrive home so that when you get home, it is perfectly warm or cool depending on the time of the year.
Remote access also allows you to control your audio / video equipment so that you can turn it on or off remotely for that “lived in” look and feel when you are away, or help your spouse or children start the movie rather then walking them through the steps.

The key components in intelligent lighting are the smart switches that replace the ordinary switches and the main controller that communicates and controls these switches. Through the controller, you can turn lights on, off or set to specific dim levels depending on other events such as time of the day, opening of a door, or starting the DVD to watch a movie.
The switches can also function as a regular switch that you can manually control. Every system that we design has appropriate redundancies, such as manual control, built in to them so that they function either as a manual device or on a completely automated fashion

It was in December of last year that Elgrande International acquired Intelligent Living, and the results are promising for the parent company. Results released in May for the quarter ending in February showed positive operational income for Elgrande (whose stock trades on the Over-the-Counter market under the symbol EGDI), of $39,221, on revenues of $136,123. That's a ratio of operating income to revenues of 29%.
Holloran duly noted that demand for smart-home products was, and is, on a definite upswing, and added that a backlog of new orders in both the new home and renovation markets gives him and his company particular cheer.
What should capture small cap investors' attention is that this appears to be a stock just finding its feet. EGDI's shares have scraped below the one-10th-a-cent mark during April of this year (0.001), its 52-week peak a relatively Alpine 0.03 during August 2006. The market for stocks associated with electronics remains somewhat volatile and stocks in general endured a downturn in the latter part of July.
Still, the parent company, Elgrande, and its new subsidiary, Intelligent Living, have plans to move up the ladder, and the recent lucrative contracts it has signed show it's set to make those plans a reality.
