As they expand, the value goes way up for devmar(a given), i hope they build 50 buildings in time!

It has 217 rental units , click on the link to the facility in the description and look at the going rate average , it has dropped slightly below $3,000 per unit , was much higher but the market has dropped.

So St. Pete Vantage say 217 units , not always 100 percent occupied, so lets say the 200 units are occupied at $2,700 average per year (low from what it was first leased out at ) around $6,500,000 per year . Plus they have retail leases on the bottom .

There ROI on these facilities is amazing .
Devm’s luxury rentals could work out if they build 50 of them all over Florida.. perhaps 3.5 million per year for rent per big building.. 50 x $3.5 million= 175 million.. or: sell them as condo apartments at appropriate price.. Mega bucks!!

I am talking about during the next year.. also , would be a division... an acquisition.. hurricane- proof homes could mean billions in gross revenue for devmar.. they would not have to lift a finger since division would do “ heavy lifting”(management)

However this is all about a "MODEL" and if one knows the history with Mark D and why he brought on Rick Baker (see his books he authored about Florida) then you would know the goal is for Metro Rehabilitation and they have the Model built with the St. Pete Vantage. Devmar already has the other models planned , most approved and some with permits done ready to go or well underway .

I have written the ceo and sent my opinion by priority mail.. in my opinion Only.. a division of devmar could be one that would build smaller homes in Florida .. that are hurricane proof.. there is technology that produces homes that can withstand category 5 hurricane winds.. these homes would also lower insurance rates.. again .. Only my opinion.. because they would be much more protected in a hurricane.. they can be priced at $75,000 to 125,000 k .. appealing to a lower income market.. again, jmho..

yes , we know it is real, but we do not know what we do not know on how this is being set up. Legal items on projects this big , take a long , long time. If the next disclosure(s) come out and they have addressed the basic format of how they have changed it will be a good deal.

Devm is quiet right now .. imo.. some big things coming: 1. Pink current( obvious) .. 2. News about people moving into apartments already completed.. and 3. The metro progress.. and 4. future projects in Florida beyond St. Pete area..
Florida is going to have over 800 people a day moving to the state in the next decade.. Devm moving corporate hq to the state of fl.. a no- brainer..
I am wondering if they will sell some luxury apartments as condos.. you have provided, thankfully.. info. On devmar.. I do not go back 3-4 years as others have…like you, probably..
