That's nice to hear, that it's a new on for you. When it comes to REITS I like to find myself comfortable without the threats more usual in highly speculative stocks. This is one of those. Look into it a bit as time permits. It's going ex-D in about a week. It has been on the upswing over the past week or so---having little to do with its soon-to-be ex-day. It's just being recognized as a smart pick and a good play for the fat distribution just confirmed this week.
