Shared home price risk with the investor

There's the first issue with a smart investor.

He co-owns the home but retains full rights of occupancy. Benefits to Jim Less debt

So if the investor co-owns the home with the owner, is the investor going to pay for half of the insurance and taxes.

If the investor co-owns the home can he tell the buyer he doesn't like the landscape and make him change it? So if the investor gives someone money to avoid PMI and co-owns the property as you say can he tell the occupant that he wants to sell it since he is co-owner?

Nobody wants to own a home that bad.
