Disappointing! There has been two houses/properties that have failed from our house inspectors.
The last 4.3 acre property had a bridge over a stream that needed replacement and totaled over $50,000 in repairs.
The bridge is $20,000 to replace.
We had to walk away from it.
Every home owner who wants to sell has to offer a 'Discloser document'.
This is a legal document that can be used to sue the seller if/when a problem is discovered after the sale.
We brought an engineer to evaluate the bridge over the stream and his inspection was a life expectancy less than your average coffee maker (2 to 5 years).

We would have tried to negotiate a reasonable settlement but the home inspection discovered thousands more in restorations that were not disclosed. (electric, squirrel infestation, siding, windows, fireplace, etc.)
Now that we know the seller was not the least forthcoming in his signed dis closer we don't know just how much is hidden.
