I agree that the real estate industry is not out of control like it was 5-10 years ago with outragious listings and buying real estate beyond ones means but I'm hearing 9-10+ bids is not uncommon for many homes for sale and that the buyer should be ready to move immediately once they put their house on the market. Lots of improvement from just a short time ago. IMO, we're at the beginning of a long real estate up cycle and it's looking good.
