Unfortunately to make the kind of return I am expecting takes risk. Everytime I build a building I am taking a chance someone will buy it or rent it. Believe me being a developer is far riskier in this real estate enviroment than playing pennies. The deal as I understand it is a discount gold price or option to buy shares @.03 to the financing investors. I am not keen on that approach but it does limit the debt burden on a start up like BONZ.
