I know the Manhattan Beach area, but not intimately as far as the home values are concerned. I work mainly in my own little area down the coast, and that's where I've tracked the values each month for the past 20 years (# homes for sale each month, # pending sales, # closed sales). I've noticed that because we have a range of home prices from lowest (inland) to highest (beachfront) here, it tends to be a very representative microcosm of the national market, and has worked well for me in defining overall current market conditions.
