Fortunately that's not my situation.

I have been exceptionally fortunate in my area that real estate prices have held up very well and rents are like a stock dividend from a quality company... over time they continue to increase. This results in higher and higher returns on the original investment. I'm expecting significant inflation caused by the excessive money printing that our government has decided on. As a result rents should continue to increase and provide some protection against inflation. Time will tell. There are many risks in owning real estate for income. When the government does stupid stuff like "rent controls" they are actually hurting the people they are trying to help because like you said... Some people will get out of the business entirely. When the government finally figures out that it doesn't work investors will demand even higher rents to compensate for the additional risk of ownership.
