Actually that's not correct...

All of my properties are in above average income areas... Generally gated communities where you see quality real estate... granite, hardwood, community swimming pools, managed lawn care and maintenance and strong home owners association involvement that provides adherence to a quality environment. This type of setting results in higher value properties and therefore higher quality tenants. ALL of my tenants can afford to own their own residence but, they have elected not to engage in home ownership because they don't want the responsibility that goes along with it. Some of my tenants are professional business people that travel and find that it suits their life style better to lease rather than own. I had one tenant for 18 years... She just didn't want to own a house.

The tenants that I lease to are considerably above average income and they prefer a lease... They are not renting because they have to, they have a choice.

Providing quality properties results in attracting quality tenants... Rental payments are in my mail box on time and I don't have to go out asking for payment. All rents for the current month have been received and already deposited in my account.

If you are looking for a pimp you'll have to look elsewhere... Go peddle your ass on a different corner.
