With regard to explanation given gr8, I will say this...I've owned several rental properties and had a couple of catastrophic issues that required immediate repair, not band-aid, and had to jump, tenants were inside. Then waited for reimbursement from insurance.
One was actually roof on rental house where damned up ice pushed water back under roof in 2 places sunroom and living room/dining room. The other was theft/vandalism, someone broke in stole wire and copper, HVAC unit damage, walls, in between tenants. I had to move to fix so not to loose rent and waited 3 months for a first check the rest didn't come until another 5 months later.
