Gee,
I know a JV sounds good and all but wouldn't that give a lot of interest to other guys? Myself, I'd first like to see if we could pull it off in house, ie: Malcolm pulling up to Bellvue in the GEFCO with the boys and saying have at it!

'Er, what ever happened to that and wouldn't a strike at Bellvue be a better way to provide all the funding we needed thereafter?
