I agree except for the point you brought up - boomers. I think the sun coast of Florida will be a respectable area to invest in for some time - depending on hurricane issues. I have yet to see firm numbers that factor in any hurricane issues.

But, these 20% annual gains in property value are clearly bubbles as a result of the lowest interest rates in 40 years.
