You look to do a J V or a deal if your Property is not shaping up too well. That is .. getting riskier .. so you try to slough it off on to somebody else. NOBODY J V s a hot property. Why ?? Because the more it improves for YOU, the better price you can get if you do eventually bring in a partner or make a deal on it. If you have a HOT property the LAST THING you want to do is look for a J V. LOL. That is just common sense. You J V off your weaker properties IF YOU CAN !!!!!!!!
