i would say thats probably a fair range to assume

unless of course the land is owned by either a close or distant relative or friend, and since its a lease, they have nothing to lose either way except for short term cash flow or equity

but it appears this is a sleeper waiting to wake

time will tell

definatley worth the gamble with extra cash at the very least imo
