That's only in some areas (most?), not all.
For instance, the Collins is in an area where the gas/water drive is still intact. That was part of the challenge in keeping it under control when Hemi drilled it, as opposed to wasting it like what used to happen.

Some areas of Hemi's leases and nearby have shown instances of long abandoned leases regaining pressure after a couple decades or more of being untouched. While not technically virgin leases, some areas have regained much of the virgin lease characteristics.

I'm not going against what is in Hemi's report or trying to say any different... I'm just saying that it's also not a situation where they have nothing to work with nor where all leases are in the same condition. There are more tidbits to the whole story.
