I have not done any exact calculations (maybe I'll do it later). But the Center of St. Petersburg, just like Moscow, is probably the most expensive piece of real estate in the World. Check this freshh article, for example:

"Evli’s real estate equity fund EPI (Evli Property Investments) Russia I has acquired the Kellermann Center, a business center located in St. Petersburg, Russia. This marks the third investment made by the fund. The sellers of the property are Scandinavian Manufacturing ApS, Swedfund, East Capital Amber Fund and a number of private investors. The total value of the investment is expected to amount to some EUR 150 million after the development potential in the property has been realized."

Of course, one needs to compare location, "footage", etc. to get more precise estimates, but you can see the approximate price range... hundreds millions dollars.

I went through NNRF's recent forms and have to make a correction: it appears that Nucon's property rights were modified recently. "NNRF has no real estate holdings, either on its own or through its 50% ownership in ATOLL." FWIW.
