Ren, a front-end loaded interest mortgage ????... hmmm wouldn't any interest over the mortgage % for that period be effectively paying back principal? I'd rather have a 30 year mortagage and leverage my capital gain on my houses and on top of that, invest my extra $$$ in stocks, effectively using low interest money to get higher retuerns in the market. Of course, I'd invest it in a diversified portfolio that would beat the effective mortgage rate (rate minus tax benefits). PBLS probably wouldn't be a large part of the mix.
