I respectfully disagree in regards to the freeway. A lot will depend on their delivery range. Pomona, San Dimas, Covina and Baldwin Park (to name a few) are less than 10 minutes from that location which would otherwise be off limits (if it was all side street driving). You don't see a ton of pizza delivery guys on the 10 freeway because the shop locations are heavily concentrated in most neighborhoods. Because of this location Unique could do a huge volume without having a store on every corner.

One thing is for certain neither of us will be correct if they don't open this store.
