When the 504 is complete and we get this in conjunction with these acquisitions are now 100% owned by us we will start moving up nicely. I said we could obtain .40 but it would be nice to see it get to .10. He could probably get a dollar on a buyout once the acquistions are complete.

Remember this company is also debt free!
