Your sq ft data comparison question is beyond my expertise. But I will offer that your $25/sqft figure is for commercial retail space rates in the first 2 to 3 floors of a multi-storied building nestled in downtown. Not much of a view over the other 3 to 4 storied buildings. But when you get up to the six or higher floors there is a premium to be paid for that view. I'm putting my mookie foot down on $30/sqft. Unless you can post your commercial real estate appraiser certification here then your answers are as accurate as mine. So....poop on you.

The MSA is many many pages long and that's beyond my abilities to post since I've made mistakes in the past with PDFs. Here is page 1 of the MSA with enough information for a 2nd grader with fecal fascinations to decipher on how to get their own copy.

As for "signed sealed and delivered" you'll have to ask the FDA investigator that asked around about how NP's signatures were sometimes in non-inked signature formats, basically typed in, and made in different fonts which leads suspicion as to the authenticity and validity of those agreement signatures. Did someone "sign" those for NP without his knowledge? I'll leave that bag of mookie sticks for another day.
