IMO the crappy City Center Downtown Motel property may be developed one day but not by Ken. For one thing, the property size is too small which means the only option is to go up which is far more costly. The 2nd thing are the historic preservation restrictions on the property. Even Ken wanted to bulldoze the place

As recently as March he was he was soliciting a grant from taxpayers. Hardly what I'd call "private funding."
